Summary of Services Overview:  

The summary of services overview document is a step by step guide that provides all steps involved in the process of our provided services.   

  • To start the process, the client reviews the terms of service online; which includes the Summary of Services Overview Document and the Consultation Agreement Document. If client agrees and understands the content of the terms of service, the client states they understand and agree on the sign-up form online to continue the process. 

 

  • The client is prompted to pay for the Standard Package Service Fee.  

 

  • The client receives link to submit their Data Input Rental Preapproval Package Information, then the client submits their Data Input Rental Preapproval Package Details.  

 

 

  • An account manager reviews, edits, and improves the client’s data input Rental Preapproval Package details, then includes a personalize letter of recommendation into the clients Rental Preapproval Package.  An account manager finalizes the client’s order and emails the client their official Rental Preapproval Package in PDF format. (Same-Day Service)    

  • A support agent will attempt to call the client for quality assurance and to answer any questions or concerns. If the client does not answer the support agent will send a text message and email to the client with an overview of the purpose for the call.   

 

  • After the client receives their Rental Preapproval Package, the client is also presented with a How to Approach Rental Properties and Management Companies with the Rental Preapproval Package Guide.  

 

  • The client's case will be auto-referred a corporate guarantor, which includes an assigned case manager and a corporate guarantor referral. The client may opt to accept or reject a corporate guarantor approval strategy.   

 

 

  • If the client opts to accept a corporate guarantor referral. The client’s selected Corporate Guarantor will contact the client within (3) business days to go over the client’s chosen rental properties and housing needs. If the client misses the Corporate Guarantor’s contact attempts (Email, Phone Call, Text, etc), the client is instructed to contact the corporate guarantor directly.  

 

  • The client acknowledges and understands to secure an approval at their chosen rental property a risk/service fee and/or security deposit may be required by their chosen management company, landlord and/or corporate guarantor. This fee is usually equal to the amount of rent; however, each management company, landlord and corporate guarantor varies on their business policy and security deposit and/or risk fee amount required to secure the approval at the client’s chosen rental property.        

                   

Consultation Agreement

This agreement between RentalPreapproval.com (Housing Consultant) and you, (the client), is a legally binding agreement. RentalPreapproval.com agrees to provide consultation to the client wishing to locate second chance housing rental properties, resources, or programs which we consider any rental property and/or program that will consider approving an applicant with negative credit history and to improve their personal credit, finances, knowledge of their credit rights, credit identity theft, choices and options and more. For any efforts to be effective, you (the client) must be truthful and diligent in giving the correct information to RentalPreapproval.com. RentalPreapproval.com reserves the right to cancel the agreement with any client it believes to be providing false or fraudulent information to us, its creditors or the credit bureaus. The client understands that the sole strategy and service used by RentalPreapproval.com to assist our clients with their housing needs is the Rental Preapproval Package product. The client understands that a Rental Preapproval Package is a professional document presentation that entails a letter of recommendation, full rental application/ rental inquiry, rental history details, copy of our client’s credit history, household income details, and criminal background information. The Rental Preapproval Package is presented (solely by the client) to the client’s chosen rental properties or corporate guarantors to review and make a preapproval decision based on our client’s details. The purpose of the rental preapproval package is to give potential management companies, landlords, or corporate guarantors a summary and review of our client’s full rental details to make a strong preapproval decision without our client being required to pay application, admin, or processing fees if our client in fact have no chance of getting officially approved at their chosen rental property. Our service objective is to save our client time and money by taking an upfront and transparent approach in locating rental properties that will consider approving them. The client understands that the Application Fee they are charged to purchase the RentalPreapproval.com service of a Rental Preapproval Package is the sole product/service; the client understands that RentalPreapproval.com does not offer a guaranteed approval at a rental property, and that the approval of the client’s official rental application at their chosen rental property is solely the management company’s or landlord’s decision. RentalPreapproval.com has a network of corporate guarantors and third-party companies that the client’s file may be referred to as an additional strategy ,opted independently by the client, to be used in assisting the client in getting approved, which may include: corporate leasing; negotiating directly with the management company or landlord on behalf of the client which may include offering the property manager or landlord a lease default or damages insurance product; co-signing the lease as assurance; locating second chance management companies or landlords that fits the housing criteria of the client. The client understands that any corporate guarantor, third party company, management company, or landlord that their Rental Preapproval Package file may be referred to operate as independent entities and are not directly affiliated with RentalPreapproval.com; therefore RentalPreapproval.com does not accept any responsibility nor liability for any potential disputes the client may have with outside entities. The client understands that there may be separate risk fee and/or service fees associated with doing business with management companies, landlords, corporate guarantors, and/or third-party companies to secure the approval of a rental property. The client acknowledges and understands that other potential cost and fees beyond RentalPreapproval.com may include the application /admin fee paid directly to the management company or landlord, monthly rent and other bills associated with the rental property, any sort of rental property related insurance fee required by the management company, landlord, or corporate guarantor to secure the approval, and any security deposits required by the management company or landlord to secure an approval. The client gives consent for management companies, landlords, corporate guarantors, rental related third-party companies, and RentalPreapproval.com to verify and contact their employer, income sources, personal & professional references for verifying submitted details and/or to investigate any potential fraud. The client agrees to be invoiced and pay a $100.00 cancellation and/or convenience fee for the following reasons A. If the client is founded to have committed fraud against RentalPreapproval.com or our third party corporate partners. B. If the client breaches and/or unjustly cancels their contract agreement with RentalPreappoval.com before the agreed time allotted for services to be fully performed. Clients who opt to upgrade their Rental Preapproval Package order to include the corporate guarantor referral; The client understands that though this technique increases their chances of locating rental properties that will approve them tremendously RentalPreapproval.com makes no guarantee that the client will be officially approved at their chosen rental property, as the final approval decision is solely the selected management company and/or landlord.  

Please note that the agreed upon charge is for one or more of the following services: Initial housing Consultation and rental property file preparation for management companies, property managers, landlords, corporate guarantors; Researching available rental properties and documents; Expertise and Knowledge; Reviewing Credit Reports; data entry; 

By making any payments on this website for services you,  (the client) ,understand and agree to its conditions, agree to be truthful with your consultant, understanding that no promises have been made outside this agreement.      

 

Refund Policy:

Our refund policy is a 100% Money Back Guarantee if RentalPreapproval.com does not fulfill our service agreement at the fault of RentalPreapproval.com.  Our service agreement is to provide our customers with a professional document presentation that entails a letter of recommendation, full rental application, rental history details, copy of our client’s credit history (printed out by the customer), household income details, and criminal background information; which is presented to our customer’s chosen rental properties by the customer. Please Note that for RentalPreapproval.com to provide the marketed service the customer is required to submit their data input rental preapproval form.  If the customer fails to submit their data input rental preapproval form RentalPreapproval.com is not at fault for the customer’s failure to submit the required information for our team to provide the agreed services.

Terms of Service/ Consultation Agreement EXCERPT:

The client gives consent for management companies, landlords, corporate guarantors, rental related third-party companies, and RentalPreapproval.com to verify and contact their employer, income sources, personal & professional references for verifying submitted details and/or to investigate any potential fraud. The client agrees to be invoiced and pay a $100.00 cancellation and/or convenience fee for the following reasons: 

A. If the client is founded to have committed fraud against RentalPreapproval.com or our third party corporate partners.

B. If the client breaches and/or unjustly cancels their contract agreement with RentalPreappoval.com before the agreed time allotted for services to be fully performed.

Who qualifies to receive a refund?

A. Clients who submitted their payment, order form, and data input rental preapproval form but did not receive their Rental Preapproval Package within 5 business days at fault of RentalPreapproval.com.

Who does not qualify for a refund?

A.  Customers who simply changed their mind for personal reasons and made a decision to cancel their legally binding agreement with RentalPreapproval.com at no professional fault of RentalPreapprova.com.

B.  Customers who failed to sign, submit, upload and/or provide required documentation or information to allow our team to properly work on their case and perform the marketed service.    

How Does RentalPreapproval.com handle customers who:

1.     Breaches Contract and/or Terms of Service

2.    Commits fraud against RentalPreapproval.com or third party corporate partners

3.     Files a dispute with their Bank/ Financial Institution associated with the debit/credit card used in regard to their purchase based on falsehoods. 

Short Answer:

A.  The customer’s name, Legal ID Card, in association with their full personal identification details is added to the National DO NOT RENT TO LIST Reason: High Risk for Fraud and Contract Breach.   This Fraud Alert may be reviewed by any management company or landlord that runs the customer’s credit report for application consideration.

B.   A fraud Alert is submitted to all credit reporting bureaus to be added to the customer’s credit profile. The fraud alert may be reviewed by any business or agency that runs the customer’s credit report for any reason for credit consideration. This action may result in the customer’s being declined for services offered by other private businesses.    

C.  The $100.00 Cancellation/Convenience Fee invoiced to the customer for breaching their contract agreement. If the $100.00 cancellation fee is not paid within 72 hours from the date of the customer’s cancellation or fraud the $100.00 is immediately reported as a debt to the credit reporting bureaus under the customer's credit profile; which may negatively impact the customer’s credit score.

D.   A fraud alert is sent to the customer’s banking institution associated with the debit or credit card used to pay for services. This may cause the customer’s bank account to shut down permanently or temporarily, as the final decision is up to the bank after they perform an internal investigation.

E.   The customer’s personal & professional references listed on any credit application the customer has filled out, including with third party companies, may be contacted daily by a third-party fraud investigation team to answer questions regarding the customer’s fraud investigation.      

To prevent abuse of our service we do fight unjust and unfounded disputes based on falsehoods to the fullest extent of the law by providing proof of service with undisputed evidence including ip addresses, credit/debit card information, extensive screen shots of services provided of the case, and a copy of our terms of service to both the financial institution of the customer and to the judge in small claims court in your local jurisdiction, in addiction we will seek additional fees to cover our legal expenses.

 

Please Note: After completion of our investigation into the customer’s fraudulent activity the following actions will be executed:

1. Our fraud and legal research team will forward your investigation file to law enforcement and legal counsel. Legal counsel will pursue both civil and criminal action against the customer.

2. The customer’s fraud investigation file will be sent to their listed place of employment and personal references via fax and/or postal mail. 

3. Our legal team will submit a fraud claim on your credit report so that any company running your credit report for any purpose will be properly warned of your history of defrauding companies. Please Note: Our third-party fraud investigation team accepts no liability if the fraud claim placed on the customer’s credit report prevents them from being approved for a credit application with a business.

4. If you are fired, suspended, or quit from your place of employment and our research team discovers that you are employed with a new employer our legal team will contact and inform your new employer of your fraudulent activity with our company. 

5. Our legal team will submit our fraud claim on a public website centered on reporting known consumer fraud suspects along with the picture from your legal identification card and documentation proving you defrauded our client business. This information will appear if anyone types your name on a search engine, like google, bing, etc. Our third-party fraud team does this to protect and alert other businesses from experiencing the customer’s history of fraud.
